Our Full Reference includes all the features of a Credit Check, plus full income and previous landlord references.

The Income Report verifies multiple sources of income, bonuses, savings, employment contract dates, and a personal declaration as to whether or not their employer finds the applicant honest, reliable, and trustworthy.

The Previous Tenancy report includes verification of the rent they paid, the condition they left the property in, any arrears, and whether or not the Landlord would re-let to the applicant.

Our tenancy agreement are full up to date and are reviewed periodically by a local law firm.

The Housing Act 2004 requires landlords and letting agents to protect deposits on assured short-hold tenancies in a government bonded scheme. We use The Deposit Protection Scheme (DPS), which is a government-approved tenancy deposit protection scheme.

They provide custodial and insurance backed tenancy deposit protection with free, impartial dispute resolution.

All landlords must ensure the safety of their properties. At Charles Richardson, we ease some of the stress and time-constraints by carrying out the following before the start of the tenancy:

  • Annual Gas Safe check and certificate
  • Electrical installation conditions report
  • Energy Performance Certificate
  • Risk assessment for Legionnaires disease

We arrange for an independent company, to compile an Inventory Report which includes a comprehensive inventory of the contents, fixtures and fittings of your property. These are vitally important if you have to end up deducting funds from your tenant’s deposit.

There is nothing worse than when a tenancy starts on the wrong foot. On request we can inspect the property before the start of the tenancy to make sure that everything is as it should be.

We ensure that the tenants have set up a standing order to pay the monthly rent so we can keep on top of the rental payments. We’ll then send the rent, minus our agreed fees and expenses to your nominated account.

Once a tenancy has come to an end, and the inventory company has carried out a checkout report, you may want to deduct money from the tenants deposit for damages.

However, if the tenants are not happy with the proposed deductions we will act as a intermediary and strive to reach a mutually agreed amount between both parties. If we are unable to reach an agreement, we’ll take charge of lodging the dispute with the DPS on your behalf.

At Charles Richardson we have dedicated property managers who deal proactively and effectively with the issues that may arise during a tenancy.

Once a tenant reports an issue, we will contact you to discuss the best course of action and then deal with the fault on your behalf, obtain quotes, monitor open jobs and work with our trusted tradesmen to deal with the issues promptly.

Towards the end of the initial fixed term, we will contract you to find out if you would like to renew the tenancy. We will also review the rent and advise you if an increase is possible or desirable depending on the current market conditions.

We carry out a thorough inspection twice a year providing you with recommendations on any improvements should they be required, giving you the reassurance that your property remains in sound condition for future rental, as well as a minimising the cost of repairs by acting in good time.
